Why us
Why it matters,
and why Aurum.
Why it matters: vacant weeks, slow repairs and vague paperwork quietly eat returns. Good management shows up as fewer surprises: rent on time, trades when promised, tenants who feel heard.
Why us: we are local to Sydney and the Hills, we explain fees before appointment, and we escalate early when a tenancy needs a difficult conversation instead of letting it drift.
- Tailored fee options discussed upfront.
- Maintenance triage so urgent leaks and safety items jump the queue.
- Plain-language reporting you can forward to your accountant or co-owner.
FAQs
Property management
questions, answered.
Straight answers for NSW landlords. For anything specific to your title or tenancy, we are happy to talk it through.
What does a property manager actually do for me?
We become the operational layer between you and the tenancy: marketing and leasing (if required), rent collection, routine communication, maintenance coordination, inspections, notices and documentation aligned to NSW residential tenancies law. You stay informed on decisions that need your sign-off.
How are management fees usually structured?
Fees are typically a percentage of rent collected plus agreed costs for leasing or advertising when a new tenant is required. We set this out in writing before you appoint us so there are no vague “extras”.
Can I stay involved in maintenance spend?
Yes. We agree thresholds with you: smaller repairs within an approved band can proceed to protect the property, while larger quotes come to you for approval. Everything is tracked so you have a clear trail.
What happens if rent is late?
We follow a consistent arrears process compliant with NSW timelines: documented reminders, formal notices where required, and early conversation with you if a pattern emerges. The goal is resolution, not drama.
Do you only manage homes in the Hills?
Our core corridor is Sydney’s Hills District and surrounding suburbs we already service for sales and leasing. If your property sits just outside that footprint, ask anyway, we will be honest about whether we can deliver the inspection and trade response you deserve.
